Costa Blanca North or South? Denia & Jávea vs. Orihuela Costa Compared
The Costa Blanca stretches over more than 200 kilometres of Mediterranean coastline – and north and south each have their own distinct character. But which region suits you? As an estate agent with offices in the north (Benidoleig near Denia) and in the south (Orihuela Costa), we show you the differences honestly, so you can make the right choice for your property purchase.
The northern Costa Blanca: green, hilly, Mediterranean
Around Denia, Jávea, Moraira and the hinterland (Orba, Els Poblets, Pedreguer, Benissa) the landscape is greener and more mountainous. Pine forests, the striking Montgó, coves and long-established Spanish towns shape the scenery. Here you will find many villas and fincas with sea or mountain views, often in quiet, natural settings. The region appeals to buyers seeking authenticity, peace and Mediterranean charm – and it is well connected via both Alicante and Valencia airports.
The southern Costa Blanca: sunny, lively, value-conscious
Around Orihuela Costa, Torrevieja, Ciudad Quesada and the salt lakes, the land is flatter, drier and very sunny. Long sandy beaches, a large international community and a vibrant choice of restaurants, golf courses and shopping centres define the south. There are many modern new builds and townhouses, often at more attractive prices per square metre. Alicante airport is especially close – ideal for anyone who travels back and forth frequently.
Prices and property types compared
As a rule of thumb: the north stands out for villas, fincas and nature, often in a slightly higher price bracket. The south offers more new builds and modern developments with communal pools, frequently at a lower price per square metre. Both regions lie in the province of Alicante, so the purchase costs (e.g. around 10 % transfer tax on resale properties) are comparable.
