According to Spanish law, the seller takes charge of the real estate agency fees. Therefore, with the final signature of the Purchase in the Notary the following charges apply:

  • Exclusive contract: 4% + VAT on the final sale price. The contract has a minimum duration of 12 months and is renewed automatically or can be subsequently terminated in writing.
  • Multiple agency contract: 5% + VAT on the final sale price. This contract will last for an unlimited period until the property is sold by our company or a third party. ""

Other expenses involved in the sale of a property:

  • Plusvalia: is a local tax based on the increase of the value of the land from the date the owner acquired the property to the time of the present sale.
  • Capital gain: The capital gain from the sale of a real estate in Spain is subject to Spanish income tax. The capital gain will be determined by the difference between the transmission and acquisition values.
