Villa at the Foot of the Montgó – Dénia
03700 Denia (Spain), Villa for sale
Description
You step through the gate – and stop right there.
Before you lie 1,068 m² of level, sun-drenched grounds at the foot of the Montgó. Not freshly laid landscaping, but a Mediterranean garden grown over decades: tall palms, dense planting, an interplay of light and shade. At its heart, an 88 m² free-form pool landscape of the kind you rarely find today, because it follows the land rather than forcing the land to follow it.
Terraces and seating areas are set around the house – each with its own hour of the day. Morning coffee here, an aperitif there, a late dinner where the Montgó holds its colour longest. Parking for up to two vehicles sits discreetly to one side.
And then the path leads you toward the columns.
A generous covered colonnaded terrace, Romanesque in spirit, receives you at the entrance. It guides the eye, slows the step and announces what waits within: a living and dining area with open kitchen, where columns, marble detailing, changes of level and illuminated wall niches create an atmosphere that feels almost temple-like – and yet warm, and entirely authentic. Houses like this are no longer built.
277 m² of living space across three floors.
On the main floor, an intimate television room adjoins the living area, and behind it lies the true favourite room of the house: a generous summer kitchen and entertaining space with its own lounge area and folding glass walls that open completely in summer and close in winter. There is also a utility room, a bathroom, and on the opposite side a further covered terrace with adjoining storage.
An internal staircase leads to the bedroom floor: three bedrooms, each with a dressing area, one of them en suite, plus a separate bathroom and a guest WC. From here you step out onto a patio terrace – and a few steps higher onto the roof terrace that crowns the entire house. The view sweeps across the garden to the Montgó on one side, and to Dénia's castle and the Mediterranean on the other. A place to linger, in the truest sense.
The lower floor offers a large bedroom with its own bathroom, a bodega kitchen full of charm and character, and generous storage space behind it.
For the right buyer.
This house has aged – and that is precisely where the opportunity lies. The substance is there, the character is there, the location is priceless. Whoever invests here wakes an estate from its slumber and creates, with a manageable modernisation budget, either a private retreat or an excellent investment in one of the most sought-after locations on the Costa Blanca. Fully serviced plot, connected to mains drainage, urban land in an established setting.

Location
Dénia – where the Costa Blanca earns its name.
Dénia lies between Alicante and Valencia, overlooked by the Montgó, which rises to 753 metres above sea level and gives the entire region its unmistakable profile. Some 20 kilometres of coastline, a natural park on the doorstep, a port town more than two thousand years old with a Moorish castle above its rooftops – and a place as alive in winter as it is in August. On this coast, that is the exception, not the rule.
Two coastlines in one town. North of the town stretch the fine sandy beaches of Les Marines – gently shelving, family-friendly, running for kilometres. To the south begins Les Rotes: rocky coves, crystal-clear water, a marine reserve whose underwater world draws divers from across Europe. Both are minutes away.
A marina with global connections. Marina de Dénia offers berths for yachts of over 30 metres, along with a boatyard, club life and waterfront dining. Fast ferries leave the terminal for the Balearics – Ibiza in a little over two hours, Formentera and Mallorca within reach of a weekend. There are few places on this coast where you can have breakfast at home and arrive in Ibiza by lunchtime.
World-class gastronomy. Dénia is a UNESCO Creative City of Gastronomy – and earns the title: Quique Dacosta retains his three stars in the 2026 Michelin Guide, a distinction held by only a handful of restaurants in all of Spain, with a further star for Peix & Brases on the plaza. The celebrated gamba roja de Dénia, the red prawn, is not a tourist attraction here but a craft. Around Calle Loreto, tapas bars and restaurants line the street, and the way home is easily forgotten.
Access. Alicante airport is around 100 km away, a comfortable hour on the AP-7. Valencia airport is comparable – roughly 110 km. Guests from Northern Europe reach the villa in half a day, with two international airports to choose from. For rental purposes, that convenience translates directly into revenue.
And everyday life. Golf at La Sella Golf Resort a few minutes away. International schools, specialist doctors, a hospital, weekly market, boutiques, gyms, padel – Dénia functions all year round, not only in season. That is precisely what separates a holiday address from a home.
You are not simply buying a house here. You are buying an address with substance – the Montgó behind you, the sea before you, the town within reach. Locations like this are no longer being built. They are only passed on.
